In the last month Atlanta area property owners received their Annual Notice of Assessment. If you believe that the Tax Assessor’s valuation of your property is too high, you have the right to appeal the valuation and you must do so within 45 days after the notice date. For DeKalb County property owners, that date is July 13, 2015. For Fulton County property owners the deadline is July 20, 2015. For small commercial properties and homes, the property owner has a choice of appealing to the County’s Board of Equalization or requesting Arbitration. For “non-homestead” property, usually commercial property, with a fair market value in excess of $1 million, you have to appeal to a hearing officer.
For homes, some counties allow you to file your appeal online. If you do this, you will receive a confirmation number. For commercial properties, you must file your appeal in writing through the mail or in person. If you use the mail, it is best to send the appeal via “certified” mail with a return receipt requested. If you miss the deadline or your letter is lost, you are out of luck
